Initial Buyer Consultation

The process starts with an initial consultation where you, the buyer, meet with one of us: Jodi, Hunter or Elizabeth, to discuss your needs, preferences, budget, and our mutual expectations. This meeting is crucial for understanding what you are looking for in a property and for us to explain our role in the process and the discuss the game plan on how we can make this happen!

Step 2

Mortgage Pre-Approval

Before actively searching for properties, it's important for the you obtain mortgage pre-approval. This step involves the you providing financial information to a lender who then assesses your ability to purchase a home. Pre-approval not only helps us understand your budget but helps us when strategizing what terms with be to your advantage when submitting an offer and how we can use those terms to strengthens your position to the seller when making an offer on a property.

Property Search and Viewing

With your criteria in mind, Jodi, Hunter and Elizabeth conduct a property search that we email you on a daily basis that will show you homes that fit your criteria and budget while also pointing out any homes that could be problematic. Once you have a few homes that are of interest, we set up a time to meet and view them in person.

Step 4

Making an Offer

Once you decide on a property, we will assists in making a formal written offer to the seller. This includes determining a fair offer price based on comparable properties, the condition of the home, market conditions and leverage any additional information we find out about the home. The offer will also include contingencies, such as financing, inspections, and appraisals, to protect your financial and overall investment.

Negotiation and Contract

After the offer is submitted, there may be a period of negotiation between the our buying side and the seller’s side. We play a key role in negotiating terms that are favorable to your needs while maintaining a positive relationship with the seller's agent. Once both parties agree on the terms, an executed AS-IS purchase contract is drafted and signed.

Step 6

Home Inspection and Appraisal

Once officially under contract, the next steps are the home inspection and appraisal. The home inspection ensures the property is in good condition and identifies any potential issues. The appraisal confirms the property's value for the lender. If any issues arise from these steps, we may need to renegotiate terms or address the issues that were found.

Closing Preparation

As the closing date approaches, the realtor coordinates with all parties involved, including the lender, title company, and any other parties involved to ensure all necessary documents are prepared. The client reviews and signs the closing disclosure, which outlines the final terms of the mortgage, including loan fees, monthly payments, and other costs.

The Closing Table

On the day of closing, the client meets with all parties to sign the final documents. This includes the mortgage agreement, transfer of ownership, and other legal documents. After all paperwork is signed and funds are transferred, the client receives the keys to their new home, officially completing the buying process. Throughout the entire process, we provide guidance, expertise, and support, ensuring a smooth transaction and helping you, the buyer, navigate any challenges that arise. The goal is to make our buyer’s home buying experience as seamless and enjoyable as possible!
