Seller Strategy Consultation
Every successful home sale begins with a clear plan. In this first step, Jodi Avery will personally meet with you to discuss your goals, ideal timeline, financial expectations, and what matters most to you throughout the process. We will review your home, discuss any unique property features, and develop a personalized selling strategy designed around your specific needs and priorities. Our goal is to help you feel informed, prepared, and supported from the very beginning, while creating a clear roadmap for a successful sale.
Market Analysis & Pricing Strategy
Pricing your home correctly is one of the most important decisions you will make. Jodi carefully analyzes comparable sales, active listings, neighborhood trends, buyer demand, and your home’s overall condition to determine the most strategic pricing approach for your property.
The goal is to position your home competitively in the market, attract strong buyer interest, and maximize overall value while aligning with current market conditions.
Preparing Your Home for Market
Before your home goes on the market, Hunter Avery will help you identify opportunities to enhance presentation and buyer appeal. Recommendations may include repairs, touch-ups, decluttering, deep cleaning, staging, and curb appeal improvements designed to help your home make a strong first impression.
We also assist in organizing important documents and disclosures ahead of time so the listing process feels efficient and well-prepared from the start. A thoughtfully prepared home not only photographs beautifully, but often stands out more strongly once it reaches the market.
Strategic Marketing & Exposure
Once your home is market-ready, we launch a comprehensive marketing strategy designed to maximize exposure and generate strong buyer interest from day one. Jodi’s professional photographer captures your home’s best features. A second photographer will arrive and capture a 3D digital tour to enhance the online viewing experience for prospective buyers. Every listing is supported by our Professional Writer, Sandi. She will provide a professionally written, feature-driven marketing designed to emotionally connect buyers to your home.
Once your property goes live on the MLS, our marketing efforts may include online advertising, social media campaigns, email outreach, signage, and open house opportunities as appropriate. From listing through closing, our team provides regular communication. On a weekly basis our Feedback Coordinator, Lynn, will provide showing feedback so you always understand how your home is performing in the market.
Offer Review & Negotiation
When offers begin to arrive, Elizabeth Uline, our Operations Manager, will work closely with Jodi to help you review each offer carefully and strategically. The strongest offer is not always the highest offer, which is why Jodi will evaluate financing strength, contingencies, closing timelines, concessions, and overall contract terms before helping you determine the best path forward.
Jodi will walk you through the pros and cons of each offer and negotiate on your behalf to help secure the strongest possible combination of value, protection, and certainty.
Contract-to-Close Coordination
Once an offer is accepted, there are still many important details to manage before closing day. Our Closing Coordinator will oversee inspections, appraisal timelines, title work, escrow, contract deadlines, and any repair negotiations or updates that may arise throughout the transaction.
Our Closing Coordinator will also help keep you organized, informed, and prepared every step of the way so nothing feels overwhelming or overlooked. Our focus during this stage is to keep the process moving efficiently while minimizing stress and avoiding unnecessary surprises whenever possible.
Closing Day & Transition
The final step is bringing everything together for a successful closing. Jodi will be present to help ensure the home is ready for the buyer’s final walk-through, all required documents are completed, and every final detail is carefully managed.
Once everything is signed, you can move forward knowing your sale has been thoughtfully guided from consultation to closing, allowing you to focus on your next chapter.
